Track record matters more to us than upside. These are the rules we build every project around.

Conservative numbers

We plan for a base case, a bad case and a very bad case, and only move forward when the business still stands up in the bad one.

Real reserves

New businesses take longer to ramp than anyone expects. We hold months of operating reserves so a slow start does not become a crisis.

Investors paid back first

We structure deals so investors receive distributions until they are repaid before we share in profits. We earn most of what we make only if the business works.

Separate risks, separate entities

Each project is its own company. Where we own the building, the property and the operating business are held separately.

Clean reporting

Investors get regular updates with actual results against the plan, prepared with our CPA.

Who can invest

We expect to offer some projects to the public through a registered crowdfunding portal and others to accredited investors only. When an offering is open, all of its terms and risks will be in its official documents. Until then, follow along.
